Property Access

  • Rental guests have access to the grounds around the lake house, all hiking trails, and may fish in the lake.
  • Guests are not permitted inside the lake house or on its patio.
  • ATVs are not permitted on the hiking trails.

Policies and Rules

  • Sweetgrass is an environmentally conscious community that observes a catch and release fishing policy to ensure a sustained fish population.
  • The Sweetgrass neighborhood does not permit firearm discharge, fireworks, golf carts, dirt bikes, four wheelers, loud music, or other objectionable noises that disrupt the quiet enjoyment of the environment.
  • During quiet hours (10PM – 8AM), all outdoor noise should be kept to a minimum.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No smoking allowed.
  • Children allowed.
  • No events allowed.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book or digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.

Fees and Payments

  • Dog friendly. Max of two (2) mature, well-trained dogs with a pet fee of $25/nt per pet plus tax.

Cancellation Policy

  • Strict: Cancellations 60+ days prior to arrival receive a full refund minus the $50 cancellation fee. Cancellations within 60 days of arrival will not be refunded unless the dates are rebooked to another traveler.

Parking and Winter Vehicle Information

  • 4WD/AWD and/or chains recommended during winter (Nov-March). Travelers visiting during winter months should come prepared. No refunds, allowances, or date changes will be given for not being prepared, as outlined in the Rental Agreement.
  • Free parking is available.

Utilities and Amenities Access

  • Well stocked kitchen with utensils provided.
  • Starter set of paper products: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and makeup remover cloths are provided for at least one night.
  • Hair dryers are not provided.
  • Towels and linens are provided.
  • Bed linens and towels are provided.
